When you think of Nebraska, the things that come to mind are farms, silos and tons of wide-open grass but the Nebraska real estate market is doing well and so is the economy unlike most of the well-known and more popular states. In these economic times being less popular seems to make for a more stable market

West Omaha's nearest metro area is Omaha. If you are looking into Nebraska real estate and want to be near a major city this is probably one of the areas you should look into. There are more buyers than sellers in this market with homes sitting on the market only ninety to one hundred and twenty days after listing. The market trend for this area is increasing and there is a good, solid and steady inventory at all price levels. The average price of homes is down between five and ten percent over last year and is currently in the $275,000 range. There are no multiple buyers in this particular market at this time. The market is primarily being driven by move up buyers. These are buyers who are looking for improved homes for a variety of reasons either income or family being the primary ones. The reason behind this is the excellent news with the economy.

If you are looking into the Nebraska real estate market then this area is definitely somewhere to consider interest rates are low, and buyers have the option of negotiating for a price that works best for them. This area is also experiencing a significant amount of new build growth so if you are looking for something brand new or something to purchase off plan then this is a good place to look.

However if you are going to buy now is really the time to jump into the market. Interest rates are sitting at historic or near historic lows, however they are on the rise so if you are looking for the lowest interest rate possible before you purchase now is the time to buy. There are also more buyers than sellers in this Nebraska real estate market.

There are some other things to consider as well. Nebraska winters and summers can be harsh that puts added stress on a property. Make sure to have a property you are seriously considering inspected prior to purchase even if it is a new build. This will let you know exactly what you are getting into and give you some negotiation room when it comes to the price.

If you are looking at a smaller or more rural community of which there are many in Nebraska consider upgrading your home with more energy efficient features like tankless water heaters, solar panels and windmills. These can lower your costs, and increase the value of your home when it comes time to sell that in and of itself makes these additions perfect. If you have these additions on your piece of Nebraska real estate and want to sell, be sure to include these features in your listing.
